+ The Space

Our cozy home is a two-story property and is fitted with HIGH SPEED WIFI throughout the whole home.

* PLEASE NOTE: our cozy home is a beautiful heritage home, as is many of the homes located in this prestigious west-side neighbourhood. As a result, this home is not fitted with an A/C. However, we do provide a fan in each room. This home also has many windows with net screenings if you would like to open them up for some breezy air.

The first/main level consists of the following:

1. Play/Study Room: filled with books, some board games, children-sized table and chairs, and regular table and chairs
2. Main Foyer: open space for games and activities with a newly added POOL and FOOSBALL TABLE for entertainment!
3. Dining Room: large dining table with beautiful table settings for family dinner gatherings
4. Kitchen: fully stocked with complete appliances (rice cooker, KEURIG coffee maker, microwave, oven, toaster), cooking utensils, basic spices, KEURIG coffee and tea pods, and some welcome snacks to welcome you during your stay!
5. Living Room: large L-shaped sofa, coffee table, 50" TV w/ Apple TV (NETFLIX access provided for FREE!)
6. Guest bathroom: set up as a powder room

The second level consists of the following:

1. First/Master Bedroom: King-size bed with full bathroom
2. Second Bedroom: Double-size bed
3. Third Bedroom: Queen-size bed with lap-top table
4. Fourth Bedroom: Double-size bed PLEASE NOTE: Second, Third, and Fourth bedrooms share a full bathroom COMPLIMENTARY use of Washer/Dryer. Detergent will be provided :)
5. A set of towels (hand and body) will be provided for each guest. If you are planning to switch towels during your stay, I would recommend to bring your own as well as we only provide one set per person.
6. Body wash, shampoo, conditioner provided complimentary!

We are children-friendly and aim to make your little one's stay as comfortable as it can possibly be! Please let us know if you will be bringing along your little one, and we can provide you our high chair for use. PLEASE NOTE: Children friendly DOES NOT MEAN the area is CHILD-PROOF. It is the responsibility of the guardian/parent to monitor their children's actions AT ALL TIMES.

+ Guest Access & Interaction

You will have complete access to the main level and second levels. No other people will be sharing these two levels with you. Please make yourselves at home!

+ Additional Notes

1) For groups of 4 or more, please be advised that it is common in both new and older homes that the gas tank for water used for showering takes time to reheat after 3-4 consecutive hot showers (on the basis of each shower lasting approx. 10 minutes). IMPORTANT: kindly note as we are a 30 night minimum stay rental, the primary guest is required to sign a rental agreement at the time of booking and complete Know Your Guest verification steps.

2) This property has a separate BASEMENT suite. The basement level has their own entrance and will NOT have access to the backyard, front yard, and front and back patios. They will NOT be sharing ANY amenities with you besides the parking driveway so your stay is completely private :)

3) IMPORTANT: kindly note as we are a 30 night minimum stay rental, the primary guest is required to sign a rental agreement at the time of booking and complete Know Your Guest verification steps.

We are committed to protecting our properties which is why we've partnered with Know Your Guest, the leading vacation rental guest-screening provider.

Please note that before your booking begins, you will need to verify your details and ID through Know Your Guest.

You will also be given the choice between paying a refundable deposit of $2000 or buying a non-refundable damage waiver of $149 that covers up to $1000 in incidental wear and tear.

5) Must climb stairs - 6 steps to reach the main entrance from the driveway and 15 steps to reach the second floor from the main floor

+ Neighborhood Overview

Our neighbourhood is quiet and beautiful. The park is right outside the door, great for those after-dinner walks! 15 minutes walking distance to Kerrisdale, you can find everything you need, from fresh coffee, baked goods, groceries, and some brand name retail shops. We also have a Choices Markets (grocery store) and local cafe nearby that is a 10 minute walking distance!

The Maple Grove Park is open year-round. The park also consists of the popular outdoor pool, please check their website for admission fees and operating hours: www. vancouverpools.myzonetickets.com/e/236263/maple-grove-pool

We are 10 mins walking distance to the bus stop that takes you to UBC and 10 mins walking distance to Whole Foods, where the bus stop there can take you to other parts of the city.

Many of our guest reviews have also mentioned that we are very convenient in distance from the YVR airport! We are a 15 minute drive away and the standard taxi cost is about $20.

+ Pets

Pet is subject to home owner approval and pet fees as quoted are estimated until confirmed with them. Pet damage deposit amount depends on type of pet. Please let us know in advance if you are thinking of bringing your furry-friend!

• Tell us the type, breed, size, and if potty trained
• Pet must be flea/tick treated
• Any pet waste whether on property or out walking must be picked up and disposed appropriately.
• No excessive barking noise from pet as it may result in a noise complaint fee after the first warning.
• Pet is considered unauthorized, subject to penalties if not declared at time of booking.

+ Check In & Check Out Time

• Check In: anytime after 4pm
• Check Out: anytime before 11am

+ Cancellation Policy

Strict Cancellation Policy: Guests may receive a full refund if they cancel within 48 hours of booking and at least 14 full days before the listing's local check-in time. After 48 hours guests are only entitled to a 50% refund regardless of how far the check-in date is. This 50% refund is based on the total amount.

+ Response to COVID-19

In response to the COVID-19 situation, we will be firm on our stated check in and check out times to ensure our cleaners have ample time to thoroughly disinfect and clean the unit. Our goal is to provide a properly sanitized space for our guests to enjoy so the full preparation time is required for us to do so. For the peace of mind of our guests, we may also deploy the ozone generator to eradicate any airborne bacteria. Thank you for your understanding.
