Amenities Availability

The pool, hot tub, and cedar barrel sauna are currently available for use daily from 7:00 AM to 8:00 PM until further notice. The seasonal closure schedule has not yet been confirmed and is subject to change.

Please note that amenity availability is determined by building management and may change without prior notice. Our listing’s cancellation policy remains in effect regardless of any changes to amenity availability during your stay.

**1 secure parkade parking provided with reservation. ** For more than one vehicle there is paid on-street parking or free parking a few blocks away. Parking downtown is harder to find in the summer season but you're in the heart of the downtown waterfront so everything is a short walk, cab ride away. ** Parking & Clearance Height: On-site parking is available in the secure underground garage. Maximum clearance height is 6 feet 8 inches.

** Maximum 1 pet allowed with prior approval. Pet fee is $15/pet/night. Please let us know in advance if you are thinking of bringing your furry-friend!**

• In preparation for your arrival, please kindly complete the following for pre-check in:

1. Full names, email address & contact #s of all adults: ** For guest with kids, please provide the name and age of children & minor under 18 years old
2. Please kindly confirm that you have reviewed the house rules and reply back with the confirmation quote

3. Are you bringing a pet? If so, please send us a photo of your pet and confirm they are spayed/neutered, flea/tick treated, potty trained, and well behaved. We are pet friendly subject to prior-approval. Pet fee may apply once approved.
4. Please confirm if you are planning to use the sleeper sofa
5. We will be sending the primary booker (yourself) the rental agreement and ID verification via hospitable for your signature and we will request for the security deposits via hospitable.

Welcome! We are excited to host you in our home. As Superhosts, our mission is to help you create beautiful family memories in our cozy property. To ensure a smooth stay, please review these rules and reply back with: "I have read and reviewed all house rules and acknowledge it" within 48 hours of your booking.

(If there is any reason these rules cannot be followed, replying within 48 hours allows you to cancel penalty-free).

2. Verification, Contracts & $500 Security Deposit

• Digital Signatures & ID: The primary occupant must electronically sign a Short-Term Rental Housing Agreement (and Form K / BC Residential Tenancy Agreement for stays 30 nights or longer, as required by building strata). Government-issued IDs/passports for all guests must be verified through Hospitable prior to receiving check-in instructions.
• $500 Security Deposit Details:
  • Hospitable pre-authorization: Authorized 2 days prior to check-in and released post-checkout after damage inspection.
  • If hospitable wasn't able to trigger the security deposit, we will be collecting it manually.

3. Occupancy, Minors & Property Respect

• Total Occupants: The guest count applies to anyone accessing the space at any time, not just overnight guests. Exceeding your booked count results in extra fees or immediate cancellation without refund.
• Minors: Please list the names and ages of all children/minors under 18 in your group. Note: "Child-friendly" does not mean "child-proof"—parents/guardians must supervise children at all times.
• Furniture & Space: Do not rearrange furniture. You are financially responsible for any damage or missing items caused by anyone in your party.
• Events: Unapproved parties/gatherings are strictly forbidden. If you wish to host a formal event (e.g., wedding, graduation), contact us first for suitability and an event quotation.
• Parking: Includes 1 underground parking space.
• Leftover Consumables: We occasionally leave sealed/unexpired snacks or condiments left by previous guests. Consumption is strictly at your own inspection and discretion; host takes no responsibility.

4. Noise, Smoking & Pet Restrictions

• Pets: Require prior homeowner approval, applicable fees, and damage deposits before booking.
  • Dogs with separation anxiety prone to excessive barking are not suitable for our condo units.
  • Pets must not be left alone for long periods. Noise complaints affect building residents and incur guest penalties.
• Smoking: Absolutely NO SMOKING of any kind inside the property or on the balcony.
• Quiet Hours: 10:00 PM – 7:00 AM (City-stated, monitored, and strictly enforced).
• Illegal Drugs: Carrying or using illegal drugs of any kind will result in immediate police involvement and instant eviction without refund.

5. Checkout Expectations & Dishwashing

• Wash all dishes or load and start the dishwasher before checkout.
• Because this is a vacation/corporate community and our personal Kelowna home when we stay, please treat the property and our belongings with care and leave it clean.

6. Pet Limit & Fees: Maximum 2 pets allowed with prior approval. Pet fee is $15/pet/night. If pet fees are not automatically included in your checkout total, we will send a payment request via the Airbnb Resolution Center or the other platform's payment portal.

Violation Fees Schedule

• Unauthorized Extra Guest: $100 per unrecorded guest
• Unauthorized Party / Gathering: $700
• Unauthorized Pet: $500
• Indoor / Balcony Smoking: $500
• Noise Complaint: $100 per complaint (after first warning)
• Extra Dish Cleaning: $15
• Late Checkout: $50 per 30 minutes past checkout time
